QUESTION:

What are the advantages of modular construction when leasing or renting a building?

Answered By: Tim Loughran

As an example, if you are in a lease situation, and are putting a cleanroom in and you don’t know if 10 years from now if you’re going to be there, one of the main advantages of modular is that it is considered to be a piece of capital equipment. This means that it can be taken down, moved and re-erected... just like any other piece of equipment you own in your factory, you can pick it up and move it into another place. This is one major advantage that clients aren’t often thinking about and if it’s not realized up front, they will not be able to take advantage of that benefit later.
